The terms governing use of uniparkbd.com and, where no separate signed contract exists, the provision of our services.

1. Acceptance
By accessing uniparkbd.com you agree to these Terms of Service. If you do not agree, please stop using the website. These terms apply alongside, and are subordinate to, any signed construction, maintenance or management agreement between you and UniPark BD LLC; where the two conflict, the signed agreement prevails.
2. Use of the website
You may view, download and print pages of this website for your own business or personal use. You may not scrape, republish, resell or systematically extract content, attempt to gain unauthorised access to our systems, introduce malicious code, or use the site in any way that damages or impairs it for other users.
3. Information is not an offer
Prices, ranges, timelines, statistics and specifications published on this website are indicative guidance based on typical New Jersey commercial sites. They do not constitute a quotation, offer or contractual commitment. A binding price arises only from a written, signed proposal issued by UniPark BD LLC following a site assessment.
4. Quotations and contracts
Written quotations remain valid for 30 days unless stated otherwise and assume normal access, unobstructed working areas and the sub-surface conditions observed at the site visit. Concealed conditions — contaminated soil, unmapped utilities, rock, failed sub-base — are handled by written change order approved by you before any additional cost is incurred.
5. Scheduling, weather and delay
Paving, striping and sealcoating are temperature- and moisture-dependent. We schedule realistically for New Jersey conditions, but we are not liable for delays caused by weather, utility company timelines, municipal permitting, equipment manufacturer lead times, labour disputes, or any other cause beyond our reasonable control. Revised dates are communicated as soon as they are known.
6. Client responsibilities
- Provide safe, clear access to the work area at the agreed times
- Ensure vehicles are removed from areas scheduled for work and notify tenants and visitors
- Disclose known sub-surface conditions, easements, utilities and irrigation lines
- Obtain owner or association approvals where you are not the freehold owner
- Provide power and water where the scope requires them
Costs arising from vehicles left in a scheduled work area, or from access being unavailable when a crew mobilises, are chargeable at the mobilisation rate stated in the quotation.
7. Payment
Standard terms are 25% at mobilisation, progress billing against measured completion, and 10% retainage released at punch-list sign-off. Invoices are due net 30 unless otherwise agreed. Overdue balances accrue interest at 1.5% per month or the maximum permitted by New Jersey law, whichever is lower. We reserve all lien rights available under the New Jersey Construction Lien Law.
8. Warranty
We warrant workmanship for two years on striping and maintenance scopes and four years on paving scopes from the date of substantial completion. Equipment carries the manufacturer’s warranty, passed through to you in full. Warranties exclude damage from misuse, vehicle fluids, chemical spills, plough or spreader damage by others, settlement caused by third-party excavation, or failure to perform the recommended maintenance schedule.
9. Limitation of liability
To the fullest extent permitted by law, our aggregate liability arising from any project is limited to the amount paid to us for that project, and we are not liable for indirect, incidental, consequential or punitive damages, including lost revenue or lost parking income. Nothing in these terms limits liability for death or personal injury caused by our negligence, or for fraud.
10. Intellectual property
All content on this website — text, photographs, layouts, drawings and the UniPark BD name and logo — is owned by or licensed to UniPark BD LLC and protected by United States copyright and trademark law. Design drawings we prepare remain our intellectual property and are licensed to you for the specific project only.
11. Indemnity
You agree to indemnify UniPark BD LLC against claims arising from your breach of these terms, your failure to disclose known site conditions, or your instruction to proceed in a manner we have advised against in writing.
12. Governing law and disputes
These terms are governed by the laws of the State of New Jersey without regard to conflict-of-law rules. The parties will first attempt to resolve any dispute by good-faith discussion between principals, then by mediation in Mercer County. Failing that, the state and federal courts located in Mercer County, New Jersey have exclusive jurisdiction.
13. Changes
We may amend these terms at any time by posting an updated version on this page. Continued use of the website after a change constitutes acceptance of the revised terms.
