Newly constructed commercial parking lot with fresh line marking

Parking lot & garage construction

New build, full-depth reclamation, mill-and-overlay or targeted repair — we start by telling you which one your pavement actually needs, which is frequently the cheapest of the four. Core samples and a drainage review come before any recommendation.

  • Sub-base correction, geotextile and stone base placement
  • Asphalt paving and concrete aprons, dumpster pads and sidewalks
  • Storm drainage, trench drains, catch basin repair and regrading
  • Concrete curbing, wheel stops, bollards and islands
  • ADA route grading, accessible stall placement and detectable warning surfaces
  • Crack sealing, sealcoating and pothole repair programmes

Striping, signage & wayfinding

Layout is engineering, not painting. We re-run stall geometry on almost every repaint and typically recover between three and nine additional compliant spaces on a mid-size lot — often paying for the job outright.

  • Stall yield optimisation and CAD layout before any paint hits the ground
  • High-build waterborne and thermoplastic marking rated for NJ freeze-thaw
  • ADA stalls, access aisles, van-accessible signage and fine notices
  • Fire lanes, loading zones, EV bays and reserved permit stalls
  • Directional arrows, speed lettering, crosswalks and stencil work
  • Post-mounted and building-mounted wayfinding signage packages

Access control, ANPR & payments

The revenue equipment is where most parking assets quietly leak money. We install and integrate systems that remove cash handling, remove booths where they are not needed, and produce an audit trail an accountant can actually reconcile.

  • Barrier gates, loop and radar vehicle detection, safety interlocks
  • Licence plate recognition with permit, validation and blacklist logic
  • EMV pay-on-foot kiosks, pay-by-plate and QR mobile payment
  • Intercom, CCTV integration and remote lane assistance
  • Validation tools for retail tenants, hotels and clinics
  • Cloud dashboards, occupancy APIs and daily revenue exception reports

EV charging infrastructure

Charging is now a leasing requirement, not an amenity. We handle the whole chain: load study, service upgrade, utility application, trenching, mounting, network activation and the incentive paperwork most owners abandon halfway through.

  • Electrical load studies and panel or service upgrades
  • Level 2 dual-port and DC fast-charge installations
  • Conduit and make-ready work sized for future expansion
  • Utility interconnection coordination in NJ, PA and DE
  • Network enrolment, pricing setup and driver support configuration
  • Assistance with NJ Clean Energy and federal incentive applications

Facility & revenue management

For owners who would rather not run a parking business, we operate the asset end to end under a management agreement with transparent, fixed monthly fees — no percentage-of-revenue arrangements that quietly reward inflated rates.

  • Staffing, scheduling, training and uniformed attendants where required
  • Permit administration, waitlists, billing and collections
  • Enforcement policy, citation handling and tow coordination
  • Daily revenue audit, bank reconciliation and monthly owner reporting
  • Sweeping, litter, striping touch-ups, lighting and snow & ice response
  • Annual capital planning with photographed condition assessments

Preventative maintenance programmes

A parking surface fails from the edges and the water table inwards. An annual plan costs a fraction of reactive repair and keeps your asset out of the emergency capital queue.

  • Scheduled crack sealing, sealcoating and joint maintenance
  • Structural deck inspection, sealant and expansion joint replacement
  • LED lighting retrofits and photometric compliance checks
  • Gate, kiosk and camera preventative service visits
  • Winter contracts: plough, salt, brine pre-treatment and stacking plans
  • Written annual condition report with a costed five-year outlook

Not sure which service you need?

That is normal, and it is what the free assessment is for. Here is how owners usually arrive at us.

“The lot looks terrible.”

Usually a striping and sealcoat job, occasionally a drainage fix. Rarely a full replacement, whatever the last contractor told you.

“Revenue does not add up.”

An access and audit problem. We start with a two-week revenue observation before recommending any equipment purchase.

“Tenants keep complaining.”

Typically capacity, lighting or wayfinding. Cheap to diagnose, cheap to fix, and it protects renewals.
