Parking lot construction
Full-depth asphalt and concrete build-outs, sub-base correction, drainage, curbing and ADA-compliant grading, delivered under one contract with one site superintendent.
Six service lines that can be bought separately or bundled into a single design-build-operate contract. Everything below is self-performed by UniPark BD employees unless a licensed specialty trade is legally required.

Layout engineering, thermoplastic and high-build waterborne striping, ADA stalls, fire lanes, wayfinding arrows and stencil work that survives a New Jersey winter.
Barrier gates, license-plate recognition, ticketless entry, intercoms and cloud permit management integrated with the systems your tenants already use.
EMV pay-on-foot kiosks, pay-by-plate, QR and mobile app payments with same-day settlement reporting and full PCI-DSS scope documentation.
Level 2 and DC fast-charge installations, load studies, panel upgrades, utility coordination and help with New Jersey and federal incentive paperwork.
Day-to-day operation of garages and surface lots: staffing, enforcement, revenue audit, sweeping, snow removal, lighting and preventative maintenance.

New build, full-depth reclamation, mill-and-overlay or targeted repair — we start by telling you which one your pavement actually needs, which is frequently the cheapest of the four. Core samples and a drainage review come before any recommendation.
Layout is engineering, not painting. We re-run stall geometry on almost every repaint and typically recover between three and nine additional compliant spaces on a mid-size lot — often paying for the job outright.

The revenue equipment is where most parking assets quietly leak money. We install and integrate systems that remove cash handling, remove booths where they are not needed, and produce an audit trail an accountant can actually reconcile.
Charging is now a leasing requirement, not an amenity. We handle the whole chain: load study, service upgrade, utility application, trenching, mounting, network activation and the incentive paperwork most owners abandon halfway through.

For owners who would rather not run a parking business, we operate the asset end to end under a management agreement with transparent, fixed monthly fees — no percentage-of-revenue arrangements that quietly reward inflated rates.
A parking surface fails from the edges and the water table inwards. An annual plan costs a fraction of reactive repair and keeps your asset out of the emergency capital queue.

That is normal, and it is what the free assessment is for. Here is how owners usually arrive at us.
Usually a striping and sealcoat job, occasionally a drainage fix. Rarely a full replacement, whatever the last contractor told you.
An access and audit problem. We start with a two-week revenue observation before recommending any equipment purchase.
Typically capacity, lighting or wayfinding. Cheap to diagnose, cheap to fix, and it protects renewals.
