No. The walk-through, measurement, photographs and written condition report are free and carry no obligation. The report is yours to keep and to share with other bidders if you wish.
For striping and maintenance work, typically two to four weeks. Paving depends on the season — New Jersey asphalt plants generally run from late March to mid-November. Access control and EV work depends mostly on equipment lead time, currently four to eight weeks.
Rarely in full. We phase almost every job so that a workable share of capacity stays open, and we routinely work nights and weekends for retail, hospitality and healthcare sites at no premium beyond the documented shift differential.
Yes. UniPark BD LLC carries general liability, commercial auto, umbrella and workers’ compensation coverage. Certificates naming you and, if required, your lender as additional insured are issued before we mobilise.
Yes. We prepare and file municipal permit applications, coordinate with the utility for service work, and arrange traffic control approvals where a public right of way is affected. Permit fees themselves are passed through at cost.
A properly built commercial lot in this climate should give 18–25 years with sealcoating every three to four years and prompt crack sealing. Without that maintenance, expect closer to 10–12.
Yes, and it is one of our most common jobs. We audit stall counts, dimensions, access aisles, slopes, signage height and the accessible route to the entrance, then correct whatever fails and document the result.
We service and integrate the major access and payment platforms already in the market. If your existing hardware is serviceable we will tell you so rather than sell you a replacement.
Staffing, permit administration, enforcement, collections, daily revenue audit, routine maintenance, snow and ice response, and monthly owner reporting. Capital repairs are quoted separately and always require your written approval.
Yes. Our minimum project is around $2,500, which covers most small lot repaints. Below that we will usually point you to a local crew rather than charge you a mobilisation premium.
Two years on workmanship for striping and maintenance, four years for paving, and manufacturer terms passed through in full on equipment — typically one to three years, with extended options available.
ACH, check or wire; card for invoices under $10,000. Standard terms are 25% at mobilisation, progress billing, and 10% retainage released at punch-list sign-off.

Emergency on a managed site?
Clients under a management or maintenance agreement use the 24/7 line issued at contract signing. Response targets are written into the agreement.
